4 Things You Should Do When Getting Ready to Sell Your Home

Posted on April 15, 2021 in Real Estate

Lake County real estate attorneyIf you are preparing to move to a new home, you may be focused on meeting your requirements to obtain financing for a new home mortgage, packing up your belongings, and getting ready for your move. However, if you will also be selling your current home, you will want to make sure you can receive a good price while also avoiding any complications that could affect the sale.

Preparing Your Home For Sale

As you prepare to sell your home, taking the following steps will help you get the best return on your investment and ensure that you can complete the sale successfully:

  1. Clean and declutter the house - To make sure your house is appealing to potential buyers, you will want to do a deep clean. Make sure to mop floors, wash windows both inside and outside, wipe shelves and countertops, clear away cobwebs, fully clean all kitchen appliances, and remove trash from the garage. You will also want to remove as much of your belongings as possible and make sure the space throughout the home is clear and open so buyers can consider how they will be able to make the space their own.

  2. Perform repairs or upgrades where needed - While a buyer will perform a home inspection during the home closing process, you may want to consider performing your own inspection to identify any major repairs that will need to be made. You will want to be sure to fix any leaks or faulty electrical wiring, and you may need to repair or replace an aging furnace, water heater, air conditioner, or other appliances. You may also want to consider making upgrades that could boost your home’s overall value, such as installing new kitchen counters.

  3. Stage the inside of the home - When getting ready to show your home to potential buyers, you can make some simple improvements, such as repainting rooms in neutral colors or installing new door knobs or cabinet hardware. It is also a good idea to improve the lighting by using higher-wattage light bulbs or adding lamps in certain rooms. You can give buyers a good idea of how to use the home by including minimal furniture in different rooms and making sure there is plenty of space in closets.

  4. Add curb appeal - You can make sure your home looks good from the outside by washing the exterior, repainting the trim or front door, cleaning the gutters, and ensuring that all exterior lights are working properly. You can also add landscaping features such as flowers or bushes, and you will want to make sure the lawn is well-manicured.
